"Conforming" Loans are loans up to $417,000
"High Balance Conforming" Loans are ones between $417,001 and $729,750 (it's $729,750 in "high cost" areas like most of the Bay Area; in areas that are not considered "high cost", the limit is $625,500)
Also, if you plan on putting less than a 20% downpayment on your home purchase, Mortgage Insurance will be required (FHA Loans currently require an "up front" MI premium of 1% of the loan value in addition to the monthly MI premium which you will pay with a conventional loan with less than 20% down)
